
City of Sedalia Seeking Developer for Affordable Housing Project in Revitalization Zone
The City of Sedalia, in partnership with the Sedalia Redevelopment Corporation (SRC), is calling on developers to help shape the future of a key residential neighborhood through an ambitious redevelopment initiative.
A Request for Proposals (RFP) has been issued for the construction of affordable housing on multiple parcels between 4th and 5th Streets, from New York Avenue to Emmet Avenue, with the possibility of expanding the project eastward along 5th Street toward Center Avenue.
This initiative is part of a Chapter 353 redevelopment plan aimed at revitalizing the neighborhood and increasing Sedalia’s stock of quality, affordable homes. Developers will have access to prepared architectural plans and the opportunity to utilize tax abatement incentives, making this an ideal project for those looking to contribute to meaningful community growth.
“The infrastructure improvements are already underway, the lots are cleared, and the building plans are ready,” said City Project Director Kelvin Shaw. “This project represents a unique opportunity to turn vacant space into vibrant housing and bring long-term benefit to Sedalia families and the surrounding community."
The properties are zoned for residential development, and titles for three parcels are already cleared for immediate construction. Quiet title actions for the remaining lots are currently in process, with most expected to be completed by early fall. The City will recover $3,000 per lot to help offset title clearing costs.
Key components of submitted proposals should include: A detailed vision and approach for the project Timeline, pricing, and rental or sales plans Financial capacity and development team qualifications Potential use of incentives such as tax abatements or remodel assistance Willingness to invest in surrounding properties or expand the redevelopment footprint The City is particularly interested in proposals that contribute to the broader revitalization of the area, including potential improvements to nearby existing homes or vacant lots.
