The Johnson County Commission requested a portion of County Road Northwest 21 located adjacent to 129 NW 21 Rd and 1105 North Holden Street be annexed into the City of Warrensburg.

The property is contiguous to the City limits. The portion of the road north and south of the section are already annexed into the City limits. The Commission, comprised of William Gabel, John Marr and Charles Kavanaugh, requested the right-of-way be zoned General Business, consistent with the surrounding right-of-way and property inside the City.

The 2017 Comprehensive City Plan Update shows the future land use of the area will be community commercial. The current trend of the existing development is commercial. It was noted.

A public hearing was held Monday night at the Warrensburg City Council meeting.

In addition, a triangular 1,757 square-foot tract of land located at the southwest corner of a larger 2.5-acre lot that was annexed into the City in 2017, was requested to be annexed as well.

There is undeveloped commercial land to the north, south and east of the property inside the City and residential uses located in the county across 121 Road to the west of the property. The applicant submitted a request to have the property zoned General Business District. The zoning request was also on the agenda for the June 10 City Council meeting.

It was noted that the Planning & Zoning Commission did not have a quorum at their June 3 meeting. Therefore, the Commission will need to take up the matter at their July 1 meeting and forward a written recommendation to City Council following their meeting.

Staff recommended opening the City Council hearing and continue it to July 8 at 7 p.m. in the Council Chambers of the Municipal Center, 200 S. Holden Street.
