The Warrensburg City Council Monday approved the final plat for the new Casey's General Store planned for Maguire between Market and Gay streets.

The Planning & Zoning Commission considered the nearly two-acre plat at their Sept. 3 meeting and recommended approval of the plat with one condition.

The plat triggers right-of-way improvements to three sides of the property to include curb, gutter and sidewalk to be built at the time of development of the lot.

The addresses of the lots in question are at 303 N. Maguire Street, 302, 308, and 310 E. Gay Street, and 305 and 309 E. Market Street. They will be combined into one lot, said Barbara Carroll, director of community development. Two of the three existing structures will need to be demolished, she added.

The surrounding properties to the north include Central Bank in a General Business District and single-family residences in a R2 District. The properties to the east are single-family residences in a R2 District and R1 District.

The properties to the west include a Conoco gas station and convenience store and an office building in a GB District. The properties to the south are single-family residences in a General Business District and an R1 District.

Warensburg's 2017 Comprehensive City Plan Update shows the future land use of this lot as neighborhood mixed use and single family residential.

Council members approved the final plat unanimously.
